How much does an extension cost in 2023?
How much does an extenion in York or Pocklington actually cost?
Keeping a build on budget is a key trait of a good builder, but before you even get that far you need to know how much you are likely to spend so one of the most common questions we get asked straight away is roughly how much will an extension cost? The truth is its a tricky question to answer but this will give a strong indication of what you would expect your new extension to cost.
You will need to consider a number of variables when thinking about your future extension such as how big your extension will be, what materials you will use and if you go for any premium features such as hot water taps in a kitchen or bi-fold doors. Its also important to know the finish your builder will provide. The finishing touches are very important to making an extension feel premium. It's all too common to put high end materials in but use middle of the road tradesmen leaving an average finish - resulting in a non premium feeling extension.
The figures we discus here are not a quote and may not match an actual quote but they should give a good indication to typical costs.
Build Standards
A standard quality extension is a typical build out. It would feature studwork partitions, off the shelf kitchen and standard radiator central heating. The finish would be acceptable but not great.
Good quality extensions would be better materials and finish delivering high-end softwood joinery, blockwork partition walls, a top-of-the-range kitchen and possibly underfloor heating. Likely no challenging build work. The fit and finish should look very good to most people.
Excellent quality extensions would be top end. Materials and work would be the best. There might be hardwood joinery, a bespoke kitchen, high quality sanitaryware and underfloor heating. These costs can also vary if there are other consequential works done at the same time. This can be things like rewiring, new windows for the rest of the house and redecorating.
Single Storey Extension
A single storey extension is typically the easiest and most affordable. Based on a straight single elevation extension we would typically see prices in the York and Pocklington area as:
- Standard: £1600/m2
- Good: £1900/m2
- Excellent: £2300/m2
A typical sized, finished kitchen extension of around 30m2, featuring a high quality of work, underfloor heating and engineered wood flooring might be around £69,000.
A wrap around extension is in a similar area however additional costs can be added in to account for steel works needed to support any removed walls.
Two Storey Extension
A two storey extension is typically cheaper per square meter as you are only extending upwards and using the same foundations and roof that would be needed on a single storey extension. The use of the rooms can also influence costs with a bedroom requiring no extras where as an extra bathroom requires sanitaryware
- Standard: £1500/m2
- Good: £1800/m2
- Excellent: £2000/m2
A typical build might add some more kitchen space along with an extra bedroom or an ensuite or even a home office space. Its a great way to add a lot of space at affordable rates.
Loft Conversion
Loft conversions are a great way to add extra space without taking any of your garden. They do add a lot more variables! A 1930s semi as seen a lot in the outskirts of York give a lot of options for some great space use and can be very affordable, where as some of the townhouses closer to the city require a lot more structural work to get the same effect. We have put a bit more of a bracket to account for more significant variables in this option.
- Standard: £1500 - £1800/m2
- Good: £1600 - £2100/m2
- Excellent: £2000 - £2500/m2
Interior Fitout Costs
The interior fittings can make or break a project. Adding the niceties such as chrome light switches, USB enabled sockets, the best carpet underlay all might feel like unneeded extra costs but the lack of them can make a high end build feel average. We suggest budgeting 25% of your budget for a standard interior fitout and up to 40% to get the ultimate.

The costs advised here are all high level and "typical" however in real life there are many many variables when it comes to building works.
